3018 Griffin – Week 3/4


STRIPPED! Finally all of the storm windows and all vinyl cladding is gone on every inch of Griff. This is what the house looked like when it was built and I am so excited to get the roof started and the outside paint prep, windows re-glazed and really showing off the architectural elements of this property.



THE BASEMENT – AS IS TYPICAL FOR THE AMERICAN FOURSQUARE STYLE THE BASEMENT HAS A SIDE WALKOUT AND A TWO PART STAIRCASE WITH A LANDING. WHILE WE HAVE REMOVED TWO OIL HEATING UNITS, ALL RELATED RADIATOR PLUMING, AND A 200 GALLON OIL TANK FROM THE BASEMENT….WE HAVE ONLY JUST BEGUN. ONE OF THE BIGGEST OPPORTUNITIES TO MAKE A PROFIT IN FLIPPING THESE OLDER HOMES IS BY CREATING AN INVITING LOWER LEVEL. THIS HOME CURRENTLY ONLY HAS ABOUT 6.5 FEET OF HEAD ROOM AND WE ARE GOING TO DIG IT OUT SO THAT IS ABOUT 7.5 AND THEN RENOVATED IT TO INCLUDE A MEDIA ROOM, BEDROOM/OFFICE, FULL BATH AND LAUNDRY. THIS WILL ADD ANOTHER 800 SQ FT OF HEATED/COOLED SPACE. THIS DOOR WILL BE REMOVED AND REPLACED BY A 15 LIGHT STEEL ENTRY FRENCH DOOR. I WILL RE-PURPOSE THIS DOOR AND AFFIX TO A BARN SLIDER FOR THE UPSTAIRS HALL BATHROOM AND APPLY A PRIVACY GLAZE ON THE GLASS WHICH WILL ALSO ALLOW LIGHT INTO THE HALL.



KITCHEN – THIS WEEK ALSO CONCENTRATED ON THE GUTTING TO THE STUDS OF THE KITCHEN. THIS VIEW SHOWS THE REAR DOOR AND THE PASS THROUGH THAT HAD BEEN CUT OUT BY A PREVIOUS OWNER. OUR INTENTION IS TO TAKE THE EXISTING BACK DOOR AND PUT IT ON A BARN SLIDER AS THE NEW DOOR TO THE MASTER BATH. WE WILL THEN INSTALL AN ENERGY EFFICIENT 15 LIGHT GLASS FRENCH DOOR IN ITS PLACE TO INCREASE SECURITY, ENERGY EFFICIENCY, AND LIGHT. THE PASS THROUGH WILL BE LOWERED SO THAT WE CAN INSTALL CABINETRY AND PUT A BREAKFAST BAR IN THAT WILL GO MORE INTO THE ADJACENT DINING ROOM. THE KITCHEN WILL HAVE WOOD FLOORS, ALL NEW ELECTRICAL, PLUMBING, CABINETS, COUNTERS, BACK SPLASH AND APPLIANCES.




KITCHEN – Demo – This view is looking through the cut out in the Dining Room into the demo’d kitchen. To the near left is rear door to stoop and back yard. The larger opening to the left goes to what was most likely a pantry that had been further extended out from the house at a later time. This bonus space is fortuitous as it will provide us with the necessary space to extend the kitchen by removing the door jam and completing a cabinet run and integration of the refrigerator right inside the existing arch/opening. We will also run cabinets farther down and remove a window in the process. The hold in the wall to the right of the window is from an old electric fan and will be closed up. A farm sink will be mounted under the window and a dishwasher to the left of that. 42 inch custom cabinets with a crown molding will also be across the top.



Kitchen – This view is again from DR to Kitchen through an existing pass through that will be lowered and made into a breakfast bar. The task lighting above will be removed as it was wired improperly. The counter will be extended to allow for sitting and eating as it is now too shallow and too high.


Kitchen – Gutted – This view is looking back towards the front of the house and is where kitchen is entered from central hall. To the left of the door will be a 12 inch base, then a range, then a lazy Susan corner. Atop the range will be a microwave/hood combo and 42 inch cabinets. The walls will be insulated, rewired and the ceiling will have recessed lighting.



Kitchen Annex – This is a better shot showing the space we have to work with in expanding the kitchen and integrating the fridge into a new kitchen space. As said before, the arch/opening that is now there will be eliminated and reinforced according to code. This will allow a longer cabinet run to the left of the window in the foreground going into the annex. We will also be removing the window to allow for a top and bottom cabinet run and amazing storage. Gonna be interesting!
